TEC successfully provided site, traffic, and structural engineering services for the Andover Medical Center facility at 323 Lowell Street. The facility consists of two towers, totaling 60,000 sf. Tower I permitting began in 2012 with a 30,000-sf medical office, parking, utilities, and a new stormwater management system. 
Building on the success of Tower I, our team provided structural design services for the Tower II expansion, which also included a three-story structure with a full basement that was completed in 2017. The structural design for both buildings included site retaining walls, steel moment frames, concrete foundation walls, concrete strip and spread footings, and concrete slabs. We worked closely with our client and the project architect to ensure the development would meet the needs of the prospective tenants. 

Our team also assisted with the design and permitting of a two-level parking structure that would accommodate the high-parking demand associated with the thriving medical offices. 
Challenges for the formerly residential parcel included an irregular lot shape, no direct access to a public way, and adjacency to a large-scale residential project. The project required special permits from the planning board and zoning board as well as a state highway access permit from the MassDOT.

The project received an ACEC/MA Engineering Excellence Bronze Award in 2016.
